Access Statement For Ryelands Country House Bed & Breakfast

Introduction

Ryelands is a large early Victorian Country House, built in local slate and set in 3 acres of grounds. Situated on the edge of Grasmere Village and only 200m from the village centre. The grounds are level and access into the village is on paved level roads. We provide 3 double en-suite rooms within our home and all rooms are on the first floor. Due to the age and design of the building it is not suitable for wheelchair access.

• Grasmere is 8 miles from Windermere railway station and connected by a regular bus and
taxi service. The bus stop is 160m from Ryelands.

Arrival & Car Parking Facilities

• Ryelands is accessed from a minor road leading from the centre of the village. There are
double wrought iron gates which are kept closed at all times (to keep red deer out!). A 40m
level gravel drive leads to the car park and house. The car park has automatic lighting that
operates at night.
• The car park has three spaces, one space for each guest bedroom with access all round the
vehicles.

Main Entrance & Reception

• The level gravel drive leads to the house and front porch where guests ring the doorbell on
arrival. The porch area is well lit at night.
• There is one step into the house of 8 inches (200mm)
• Guests will be greeted by the owner, shown into the ground floor dining room and provided
with keys for access during their stay. Guests will then be shown to their room and facilities
etc. explained.
• Assistance with luggage can be provided if required.
• Bedrooms are accessed via the main house staircase which is 900mm wide, has 17 stairs
each 190mm high.
There is a very sturdy oak banister up the staircase.
• Low level lighting operates throughout the night.
• Stairs are part carpeted on white wooden treads and risers. All skirting is painted white
and contrasts with the dark short pile carpet.

Public Areas - General (Internal)

• The front door leads to an entrance hall and main staircase which is used for access to all
three guest bedrooms on the first floor. The dining room of the house is on the ground floor
off the main entrance hall. All ground floor areas are carpeted.

Public Areas - WC

• Bedrooms are all en suite and no public toilet is available.


Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

• Breakfast is served in the dining room on the ground floor between 8.30 and 8.45 am. There
are three separate tables one for each guest room and guests are free to choose where
they sit each morning.
• A menu is provided and guests are requested to order their maincourse the night before.
• Guests help themselves to fresh and preserved fruits, cereals and toast
• Dinner is not offered and we do not have a guests lounge.


Laundry/Drying Room

• Laundry facilities are not available but we do have a drying room located off the courtyard
for drying boots and wet walking clothes. For the comfort of all guests wet outdoor gear
should not be brought into the porch or house.


Outdoor Facilities

• Ryelands has a large garden and vegetable plot and guests are welcome to walk in most
areas. There is garden seating for guests to enjoy.
• There are excellent walks from the front door to suit all abilities. The river walk around the
village is particularly pleasant in the evenings.
• There is a large park in the village on the edge of the river about 450m from the house.


Bedrooms

The are 3 en suite double bedrooms available are all on the first floor. All have a name based on the view from the window. The house is centrally heated with thermostatic radiator valves in each room.

Silver Howe is a large room with a four poster bed
• The room has a comfortable settee as well as an easy chair
• The large window is south facing with views across the garden and paddock towards the
lake
• The en suite bathroom has a bath with shower over
• There is a remote control TV with teletext
• There is a free standing wardrobe and chest of drawers
• The room has a fitted short pile carpet
• Tea and coffee making facilities are provided in the room
• A hairdryer is provided.

Heron Pike is a large room with a standard size bed
• The room has a comfortable settee as well as an easy chair
• The large window is east facing with views over the front garden towards the village and
fells beyond
• The en suite bathroom has a bath with shower over
• There is a remote control TV with teletext
• There is a free standing wardrobe and chest of drawers
• The room has a fitted short pile carpet
• Tea and coffee making facilities are provided in the room
• A hairdryer is provided.

Loughrigg is a delightful, bright double aspect room with a standard double size bed
• The room has two comfortable easy chairs.
• The two large windows face south and east with views of the garden and paddock towards
the lake.
• The en suite bathroom has a walk in shower
• There is a remote control TV with teletext
• There is a built in wardrobe.
• The room has a fitted short pile carpet
• Tea and coffee making facilities are provided in the room
• A hairdryer is provided.

Additional Information

• We have always been exclusively for non smokers. Should a smoker decide to stay at
Ryelands (which does not happen often) they should be aware our policy covers the whole
of our grounds so anyone wishing to smoke should be well outside the gates!
• Children can be accommodated but must be over 10 years old.
• Pets are not allowed at Ryelands and this includes those that sleep in vehicles.
• When requested we are very happy and able to assist guests with tourist information on the
area.
• Grasmere village has a good selection of shops, restaurants and pubs.
• Ryelands has a hard wired fire detection and alarm system installed with alarm bells
installed on all three levels of the house. Should an alarm occur please evacuate the house
as quickly as possible down the main staircase and out of the house onto the front lawn.
• Should you require some assistance in evacuating the building down the main staircase in
an emergency please notify the owners on arrival.
• We request that all electrical equipment including chargers are removed from the room
power sockets when you are not in the room and ask that no naked flames are used in the
room, this particularly applies to candles.
• Mobile phone reception is good

Future Plans

• The only immediate plan we have is to install digital flat screen TV’s when BBC’s/ITV’s
Freesat becomes available later in the year.
• Garden development is ongoing.
